The upcoming 63-km Lucknow-Kanpur (Awadh) Expressway is expected to emerge as a strategic industrial and logistics corridor connecting two major nodes of the Uttar Pradesh Defence Industrial Corridor, according to property consultancy Knight Frank India.

The greenfield expressway, which links Lucknow and Kanpur, is likely to reduce travel time between the two economic centres to under an hour, significantly improving movement of defence materials, industrial goods and workforce mobility across the region. The corridor connects Lucknow and Kanpur — two of the six nodes under the Uttar Pradesh Defence Industrial Corridor — alongside Jhansi, Aligarh, Agra and Chitrakoot.

Knight Frank India said the infrastructure project could strengthen operational efficiency for ancillary industries and manufacturing clusters tied to the defence ecosystem, while also enhancing regional economic integration.

Rajeev Vijay, Executive Director, Government and Infrastructure Advisory at Knight Frank India, said Uttar Pradesh’s expanding expressway network is reinforcing the state’s position as one of India’s fastest-growing infrastructure markets.

“The Awadh Expressway is a strategically important infrastructure project that will significantly enhance local and regional connectivity, industrial efficiency and economic integration across two key nodes of Uttar Pradesh. By reducing travel time between two of the state’s most prominent economic centres to under an hour, the corridor has the potential to reshape commuting patterns, strengthen logistics networks and unlock new opportunities for real estate and industrial development,” Vijay said.

Unnao, interchange zones likely to see logistics and warehousing push

The consultancy added that the immediate real estate impact is expected to be concentrated in peripheral and peri-urban pockets between Lucknow and Kanpur rather than core city markets. Areas around Unnao and key interchange zones are projected to witness increased traction for plotted developments, logistics parks, warehousing hubs and mixed-use projects as connectivity improves.

The expressway’s integration with the Ganga Expressway near Unnao is also expected to amplify its long-term economic significance by creating a more connected urban and industrial belt between the two cities.

UP’s expanding expressway network to reshape regional real estate dynamics

According to Knight Frank India, Uttar Pradesh currently has seven operational expressways, with several more under development as the state continues to push infrastructure-led growth.

The expressway will originate from Shaheed Path in south Lucknow and terminate at Azad Chauraha near Kanpur. The project will include 38 underpasses, three dedicated rest areas and a 10-bed trauma care hospital facility.
