Flexible workspace provider Awfis Space Solutions has expanded its presence in Chennai with the launch of two new premium centres, adding around 1.14 lakh square feet of workspace in the city.
The company said the new facility at Olympia Crystal in Guindy spans about 56,360 sq. ft across four floors, while the second centre at DLF Cyber City offers 57,802 sq. ft of chargeable area and is positioned as an Awfis Gold centre. With these additions, Awfis’ total footprint in Chennai has grown to 28 centres, covering nearly 8,75,000 sq. ft.
Both locations are part of Grade A commercial developments and are situated in key IT corridors, offering strong connectivity and access to major business districts and transport hubs. The company said the centres are designed to deliver efficient layouts, consistent user experience, and enterprise-grade infrastructure.
The expansion comes amid rapid growth in Chennai’s flexible office market. The city’s flex workspace stock has expanded sharply to about 8.5 million sq. ft as of early 2026, with demand increasingly led by large enterprises. Global Capability Centres (GCCs) accounted for over half of the demand in 2025, as companies shift toward managed offices to reduce capital expenditure and retain operational flexibility.
Commenting on the development, Amit Ramani, Chairman and Managing Director, Awfis, said Chennai reflects a broader shift in how companies approach real estate.
“Organisations are increasingly viewing workspace as a strategic lever for agility. Our expansion in key micro-markets reinforces our focus on offering future-ready environments that align with evolving business needs,” he said.
Awfis has been scaling up its network on the back of strong demand from enterprises and GCCs. The company currently operates more than 200 centres across 18 cities, serving over 3,400 clients.
Alongside expansion, the firm is also strengthening its integrated offerings, including design and build services, allowing it to support clients across the workspace lifecycle. This, coupled with its growing presence in premium locations, is expected to help the company tap sustained demand from both domestic and global firms expanding in India.
