EIH Limited, the flagship company of The Oberoi Group, has partnered with Bhartiya Group to develop and operate a portfolio of 20 uber-luxury lifestyle resorts across India and select international destinations.

The long-term partnership will combine Bhartiya's expertise in integrated township development and design-led communities with The Oberoi Group's luxury hospitality and service standards. The first three resorts have been identified in Coorg, Kabini and Hampi, with operations expected to begin by 2030.

The companies said the new resorts will focus on wellness-led experiences rather than traditional luxury, offering guests immersive gardens, indoor-outdoor living spaces, personalised wellness programmes and mindful dining.

The properties are being designed to encourage longer stays while promoting physical and mental well-being.

The partnership comes as demand for experiential and wellness tourism continues to rise, with affluent travellers increasingly seeking personalised, restorative holidays instead of conventional luxury vacations.

Announcing the collaboration, Snehdeep Aggarwal, Founder and Chairman of Bhartiya Group, said the vision extends beyond building luxury resorts.

"More than just resorts, I dream of creating blue zones where people live, laugh, and love more. In this new world, people will come to surrender, nourish, and evolve. Wellness here feels joyful and abundant. I deeply value our partnership with The Oberoi Group as we bring this new world to life," he said.

Arjun Oberoi, Executive Chairman of The Oberoi Group, said design will play a central role in shaping the guest experience.

"We are delighted to partner with Bhartiya on this distinctive vision. Design will be at the heart of each resort, with immersive gardens and thoughtfully articulated spaces shaping the guest experience. The seamless interplay between architecture and landscape will create environments that are both restorative and inspiring," he said.

Vikram Oberoi, Chief Executive Officer of The Oberoi Group, said the partnership would allow EIH to expand its hospitality offerings into the wellness segment while maintaining its focus on personalised service.

"This partnership with Bhartiya to develop 20 new resorts under management by EIH allows us to extend our philosophy of intuitive and personalised service into a wellness-enhanced hospitality offering. Every interaction will be thoughtfully crafted to stimulate the senses and create lasting memories such that a departing guest will leave with an unquenchable desire to repeat the experience," he said.
