Following the arrival of branded residences in India, the spotlight now appears to be shifting toward design-led ventures. And what better way to usher in this trend than with the legendary Philippe Starck -- a creator and maverick known for challenging conventions and redefining design philosophy.

Dalcore has launched North India’s first YOO-branded residences, The Falcon, in Gurugram, bringing YOO Inspired by Starck-designed living to the Delhi NCR. The Falcon marks Dalcore’s entry into the globally design-led luxury residences segment in the city. The developer is expected to invest approximately ₹500 crore in the project, with a projected topline of ₹1,450 crore.

“There’s something about India and its people that makes it very special... that’s why I treat this not just as a mere project but something that’s in the best place in the world and with the best people in the world,” said Starck, who was in India for the launch announcement. “I am not usually known to be very polite because I speak the truth. And this is the truth. This is not just real estate development -- that’s just boring. This is humanity development. Usually, real estate talks about money, concrete, and steel, but here, it’s different.”

Positioned as North India’s first branded residences by YOO -- the globally-renowned design-led brand founded by John Hitchcox and Philippe Starck -- the project introduces a new paradigm of design-driven living to the NCR luxury housing market.

Located in Sector 53 on Golf Course Road, one of Gurugram’s most prestigious and well-connected addresses, The Falcon is envisioned as a globally benchmarked residential landmark that seamlessly integrates architecture, interiors, and lifestyle design. The interiors have been designed by YOO Inspired by Starck, while architectural planning is led by London-based UHA, bringing together global design expertise and local contextual sensitivity.

“The public areas and the basic amenities in the apartments such as fittings and sanitary ware will be Philippe Starck-designed. Beyond that, customers have the option to have everything designed by Starck at an additional cost,” said Sidharth Chowdhry, Managing Director, Dalcore. “The Falcon represents a defining moment for Dalcore as we introduce North India’s first YOO-branded residences. This project reflects our commitment to bringing globally celebrated design philosophies to India’s most discerning homebuyers.”

Spread across approximately two acres, The Falcon is planned as a single iconic high-rise tower comprising around 96 ultra-luxury apartments and penthouses. The development will feature expansive 3 BHK and 4 BHK residences designed to offer privacy, scale, and refined spatial experiences.

Residences are expected to be priced upwards of ₹10 crore, positioning the project firmly within Gurugram’s ultra-premium segment. “In the beating heart of one of the most prestigious and ever-developing neighbourhoods in India, The Falcon is a visionary YOO Inspired by Starck project -- a rare haven of elegance and privacy,” Starck added.

At the core of The Falcon’s identity is its design philosophy, led by YOO Inspired by Starck, bringing a distinctive and globally recognisable aesthetic to every aspect of the development. From private residences to the clubhouse, common areas, and landscaped environments, the project reflects a unified design language balancing artistic expression with functional sophistication.

Subtle, warm, poetic, and functional, each space is imagined as a place for sharing, meeting, and dreaming -- designed to inspire and elevate everyday living. The Falcon offers two interior styles for private residences: Minimal and Classic.

The Classic style appeals to connoisseurs who appreciate refined details. It blends traditional elements with contemporary objects, resulting in a sophisticated and layered aesthetic. In contrast, the Minimal style is clean and calm, featuring glass, metal, concrete, and neutral tones that create a serene environment. It offers homeowners a flexible canvas to gradually add personal touches that reflect their tastes and personality.

Translating this vision into built form, the tower’s architecture -- led by UHA -- departs from conventional high-rise formats with a sculptural, fluid expression. The structure features softly contoured, pod-like volumes, creating a distinctive skyline presence while enhancing natural light, ventilation, and spatial fluidity. Sustainability and climate responsiveness have been integral to the design, with careful attention to orientation, sun paths, and wind movement to optimise energy efficiency and thermal comfort.

Beyond residences, The Falcon is conceived as a holistic living ecosystem anchored by curated lifestyle and wellness amenities. Residents will have access to an exclusive clubhouse featuring fitness and wellness facilities, social and recreational spaces, and thoughtfully designed zones for leisure, work, and community engagement.

Unlike conventional elevators, The Falcon will feature external, air-conditioned glass pod elevators that travel along the exterior of the building. These elevators will whisk residents and guests to upper floors while offering panoramic views of Gurugram’s landscape -- creating a distinctive arrival experience to a designer home envisioned by Philippe Starck.
