India’s six publicly listed real estate investment trusts (REITs) distributed ₹3,136 crore to more than 4.85 lakh unitholders in the June quarter of FY27. The growth was supported by healthy rental collections, improved occupancy, the quality of underlying assets and disciplined capital management by REIT managers, according to the Indian REITs Association (IRA).

The six listed REITs are Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT, Nexus Select Trust, Knowledge Realty Trust and Bagmane Prime Office REIT.

In Q1 FY27, the six REITs distributed more than double the ₹1,559 crore paid out by the four listed REITs in the year-ago quarter. In Q1 FY25, Embassy REIT, Mindspace REIT, Brookfield REIT and Nexus Select Trust had distributed ₹1,371 crore to unitholders, the IRA said in a release.

Shirish Godbole, chief executive officer of Knowledge Realty Trust and chairperson of the IRA, said the distributions during the quarter came despite continued global uncertainties.

“The strong distribution in the quarter, despite continued global uncertainties, is a positive start to the financial year. It reflects the resilience of Indian REITs and their ability to deliver regular and stable cash flows to unitholders,” he said.

According to the release, the increase in the number of listed REITs has also expanded the sector’s distribution base. Knowledge Realty Trust and Bagmane Prime Office REIT are part of the six-REIT universe in Q1 FY27, compared with four listed REITs in the corresponding quarters of the previous two financial years.

As of Q1 FY27, the total gross assets under management (AUM) of India’s REIT sector stood at more than ₹3.17 lakh crore. The combined market capitalisation of the six listed REITs stood at over ₹2.17 lakh crore as of August 11, 2026.

Together, the six REITs manage more than 214 million square feet of Grade A office and retail space across India. Since inception, they have cumulatively distributed more than ₹34,800 crore to unitholders.

Godbole said the growth in distributions was supported by healthy rental collections, improving occupancy, the quality of underlying assets and disciplined capital management by REIT managers.

He added that as the Indian REIT market matures, investor participation increases and the sector receives support from policy reforms, REITs could play a larger role in India’s capital markets.
