The next phase follows the sellout of the first phase, which comprised 416 residential units and generated sales bookings of over ₹2,300 crore.

Real estate major DLF is preparing to launch the next phase of its residential project, The Westpark, in Mumbai in the December quarter of FY27, following the complete sellout of the first phase, which generated sales bookings of more than ₹2,300 crore.
During the company’s Q2 FY27 earnings call on October 17, Aakash Ohri, Joint Managing Director and Chief Business Officer of DLF, said the company was gearing up for launches in Mumbai and Gurugram in the third quarter, subject to the requisite approvals.
“We are gearing up for both this Mumbai launch for Q3, and then of course there’s a Gurgaon one, and then the Dahlias continue,” Ohri said.
The upcoming launch will mark the next stage of DLF’s expansion in Mumbai’s residential property market, following its entry into the city with The Westpark in Andheri West in July 2025.
DLF launched the first phase of The Westpark on July 17, 2025. The phase comprised four towers with 416 residential units, all of which were sold in less than a week, generating sales bookings of over ₹2,300 crore, according to a company statement issued on July 25, 2025.
Spread across approximately 5.18 acres, the first phase forms part of a larger 10-acre master-planned development. The project offers three- and four-bedroom residences, along with a limited number of penthouses.
DLF Home Developers, a wholly owned subsidiary of DLF Limited, partnered with Trident Realty to develop the project, located off Link Road in Andheri West. The successful sellout established DLF’s initial presence in Mumbai’s competitive residential market.
The company is now preparing to build on the first phase’s performance, although the launch schedule and details of the next phase remain subject to approvals.
On Friday, DLF reported an 11% year-on-year increase in consolidated net profit to ₹1,301 crore for the July-September quarter of FY27, compared with ₹1,171 crore in the corresponding period last year. On a sequential basis, net profit rose 63.9% from ₹793.90 crore in Q1 FY27.
Revenue from operations, however, declined 23.3% year-on-year to ₹1,260.58 crore from ₹1,643 crore in Q2 FY26. Revenue was down 1.5% quarter-on-quarter from ₹1,280.34 crore in the preceding quarter.
