Prime Minister Narendra Modi, inaugurating two major national highway projects worth ₹11,000 crore in New Delhi today, said Delhi must be transformed into a model of development. He said the connectivity across NCR will take a big leap forward with the inauguration of the Delhi section of Dwarka Expressway and UER-II. "Delhi received enhanced connectivity through the Dwarka Expressway and the Urban Extension Road. This will improve convenience not only for the people of Delhi but also for those of Gurugram and the entire NCR."

The mega NH projects inaugurated today — the Delhi section of the Dwarka Expressway and the Urban Extension Road-II (UER-II) — aim to decongest the capital by reducing traffic and improving connectivity by cutting travel time. The 10.1 km long Delhi section of Dwarka Expressway, developed for ₹ 5,360 crore, will also provide multi-modal connectivity to Yashobhoomi, DMRC Blue line and Orange line, upcoming Bijwasan railway station and Dwarka cluster Bus Depot.

Union Road Transport & Highways Minister Nitin Gadkari, speaking about the projects, said the UER-2 project includes six multi-level interchanges as well as flyovers and underpasses. "Environmental balance has also been prioritised in this project. 1 million tonnes of inert material (waste) extracted from the Bhalswa and Ghazipur MCD sites have been used in road construction. Additionally, over 10,000 trees have been transplanted."

The Delhi section of Dwarka Expressway comprises Package I, which is a 5.9 km road from Shiv Murti intersection to the Road Under Bridge (RUB) at Dwarka Sector-21, and Package II, which is a 4.2 km road from Dwarka Sector-21 RUB to the Delhi-Haryana Border, and connects to Urban Extension Road-II. PM Modi had inaugurated the 19-km-long Haryana section of the Dwarka Expressway in March 2024.

The Alipur to Dichaon Kalan stretch of Urban Extension Road-II (UER-II), along with new links to Bahadurgarh and Sonipat, was also inaugurated. Built for ₹5,580 crore, the road will ease traffic on Delhi’s Inner and Outer Ring Roads and busy points like Mukarba Chowk, Dhaula Kuan, and NH-09. It will give direct access to Bahadurgarh and Sonipat, improve industrial connectivity, cut city traffic, and speed up goods movement in the NCR.

The high-speed, signal-free corridor connects major routes, including NH 44, NH 9, and NH 48, along with the Dwarka Expressway, the Delhi Mumbai Expressway, and the international airport. From a property market perspective, the operationalisation of UER II is expected to spark a significant revaluation across several micro markets. "It will likely boost residential activity in Dwarka as well as in peripheral locations such as Kundli, Sonipat, and Narela. The impact will go beyond simple price appreciation and create a broader and more resilient base of demand," says Ravi Nirwal, Sales Director & Principal Partner, Square Yards.

The Urban Extension Road will connect Alipur, Dwarka Expressway & Mahipalpur and the Delhi section of the Dwarka Expressway. These projects have the potential to uplift the real estate landscape in catchment areas such as Dwarka, Najafgarh, Rohini and localities along NH-48 & Dwarka Expressway, particularly bolstering commercial, residential and warehousing demand in the long-term. "With close to 3 million sq ft of Grade A office stock nearing completion in the NH-48 micro market, commercial real estate activity across demand segments is likely to gain traction in the next few years," says Vimal Nadar, National Director and Head of Research, Colliers India.

Developers expect a 35-40% rise in property values

Developers have hailed the mega road projects as stepping stones towards another phase of Delhi-NCR's economic development. They feel these projects will unlock economic opportunities and make travel efficient for people in the area. Rohit Kishore, CEO, Hero Realty, these projects mark a "transformative chapter", which will redefine connectivity, cut travel times, and unlock economic opportunities for Delhi-NCR. "For the real estate sector, specifically, it will spur residential, commercial, and retail development along the corridor," said Kishore, adding that other advancements like fully driverless Metro corridors, the upcoming expressway to Jewar International Airport, and high-speed RRTS will take NCR's growth to the next level.

Stakeholders say such connectivity projects make buyers more confident towards investment, as they see stronger returns ahead. "This corridor is entering its next growth cycle, where property values could rise another 35–40% in the coming years. For those who’ve been watching from the sidelines, it’s a rare, transformative moment for NCR real estate,” says Ashwani Kumar, Pyramid Infratech.

UER-II is also expected to connect key destinations such as Sonipat and Panipat while easing travel and setting the stage for future-ready developments. "This will give emerging micro-markets along the corridor far greater accessibility to mainstream hubs of Gurugram, boosting both residential and commercial growth," says Navdeep Sardana, Founder, Whiteland Corporation, whose flagship project, Westin Residences Gurugram in Sector 103, aims to tap into the rising demand in the area.

By connecting the Dwarka Expressway with IGI Airport, NH-48, and major peripheral highways, the corridor will reduce congestion in locations like Ambala, Panipat, Rohtak and fuel real estate growth in these cities, feels Dr. Gautam Kanodia, Founder, KRREVA and Kanodia Group. "Regions like New Gurgaon, Dwarka, Rohini, and Bahadurgarh will be the biggest beneficiaries, along with other micro-markets in Delhi-NCR. It is likely to uplift both residential and commercial demand.”
