Zuari Infraworld India and Gangothri Infraedge have launched Tribhuja, a ₹3,000 crore residential project in Kollur, Hyderabad, as the developers seek to tap rising demand for premium housing in the city's western corridor.
Spread across 9.16 acres, the project will comprise nine towers with 1,730 three- and four-bedroom apartments. The development has an estimated sales value of around ₹3,000 crore and marks Zuari Infraworld's entry into Hyderabad's premium residential market in partnership with Gangothri Infraedge, which has been operating in the city since 2006.
Kollur has emerged as a key residential market for buyers working in Gachibowli, HITEC City and the Financial District. The locality offers larger homes at relatively lower entry prices than established western suburbs, while improving social and physical infrastructure has strengthened its appeal.
According to Knight Frank India, Hyderabad recorded more than 38,000 residential sales in 2025, a growth of around 4% despite a broader moderation in housing demand across major Indian markets. Homes priced above ₹1 crore accounted for more than half of the city's residential sales during the year.
Tribhuja has been designed by Australia's Laboratory for Visionary Architecture (LAVA), with the development centred around three principles: light, air and privacy. The towers will rise to G+37 floors, with 78% of the apartments planned as corner residences. The project will have floor plates ranging from around 1,679 sq ft to 3,126 sq ft, while 72% of the overall site will be retained as open space.
The project is pre-certified for a Silver rating by the Indian Green Building Council. David Adamson from the UK has been appointed as project management consultant, while JLL is handling cost management and quality assurance.
The development will include a nearly one lakh sq ft clubhouse with more than 55 amenities, including swimming pools, a gym, spa and wellness centre, sports courts, a mini theatre, banquet halls, children's play areas, senior citizen spaces and co-working facilities.
Tribhuja is located around two minutes from ORR Exit 2 and provides access to the Kokapet SEZ, Financial District and Kollur IT SEZ corridor. The developers also expect the proposed high-speed rail corridor at Nagulapally to support the area's long-term residential demand.
