Noida-based real estate developer Great Value Realty has announced the launch of “Ekanam”, a ₹600-crore ultra-luxury residential project located in Sector 107, Noida. Located on a 4-acre land parcel near the Noida–Greater Noida Expressway, Ekanam will offer 280 ultra-luxury apartments across three 46-storey towers.

The development includes expansive 3 and 4 BHK residences ranging from 3,525 to 5,525 square feet, priced from ₹7 crore onwards.

Designed by global firm Benoy, the project features three 46-storey towers built around a central lake, with cascading green terraces, sky gardens, and an infinity pool on the 40th floor — the highest in Noida.

In an interaction with Fortune India, Agarwal said the luxury housing market in Noida is seeing strong demand, and the company’s approach is focused on differentiated design and long-term customer trust.

“With Ekanam, we’re responding to this shift through a differentiated product — blending nature, architecture, and mindful luxury. Our strategy is to build long-term brand trust by focusing on customer experience, quality, and sustainable design, rather than volume,” he said.

He further said that the project carries a total investment of approximately ₹600 crore and is fully funded through internal accruals and capital from the group’s finance and investment verticals. Great Value Realty remains a debt-free company, with each project financially ring-fenced.

Construction has already begun, and the company is adhering to its RERA-registered five-year delivery schedule. “Given the strong pre-launch response, we expect to sustain healthy sales momentum through 2026–27, with handovers targeted for FY2030,” Agarwal said.

Ekanam’s design and execution involve leading global and Indian consultants, including Modarch India as principal architect and S. Bose for landscape design. The project uses BIM technology for precision planning and is being developed by Grade-A contracting partners. “Our debt-free structure and phased execution approach give us the flexibility to manage both financing and construction risks effectively, without compromising on design integrity or timelines,” he added.

Aligned with Great Value Realty’s sustainability goals, Ekanam is designed for IGBC Green Building certification, with water conservation systems, natural ventilation, and vertical green features integrated into the development.
