Branded land developer, The House of Abhinandan Lodha (HoABL), has officially announced its strategic entry into the vertical real estate sector. Marking this foray are three marquee projects located across Mumbai—American Culture Center in Marine Lines, a project overlooking Chowpatty beach, and a Joint Development Agreement (JDA) with Mittal Builders in Naigaon.

With a collective development potential of 3.1 million square feet, the company expects to generate revenue of ₹3,500 crore, with a total investment of ₹2,500 crore.

All three projects are expected to be launched from the second quarter of 2025-26 and would be completed over the next five years.

The funding would be through a mix of internal accruals and debt for working capital and pre-sales, the company said.

Speaking on the occasion, Abhinandan Lodha, chairman of HoABL, stated, “With our big bang foray into vertical development—from South Mumbai to North MMR—we aim to address gaps in vertical real estate through multiple projects that prioritise timely delivery, premium lifestyles, customer centricity and modern infrastructure designed around the needs of today’s home buyers.

“India’s urban landscape is evolving rapidly, with a growing need for well-planned, integrated townships across regions. Every project under this vertical foray is being planned with a clear emphasis on executional excellence and community value. From Marine Lines to Naigaon, our teams are aligned on strict timelines, regulatory readiness, and vendor coordination to ensure seamless delivery. Design and quality are central to everything we do at HoABL, and this vertical portfolio will be no exception. Each location has its own context and energy —and our design language is crafted to reflect that. Whether the luxury development at New Marine Lines and Chowpatty or curating modern, liveable spaces in Naigaon, our goal is to deliver inspiring environments that resonate deeply with future residents,” said Lodha.

The House of Abhinandan Lodha acquired the American Center in South Mumbai’s Marine Lines locality for ₹56 crore in December 2024. The building’s existing structure is a ground-plus 7-storey spread across 1,337.81 sq. m., with breathtaking views of Mumbai harbour to the east and Marine Drive to the west. This project has a development potential of approximately 60,000 sq. ft. and is being developed as a commercial property.

The Chowpatty project, a premier residential development, enjoys stunning view of Marine Drive overlooking the beach and has a development potential of around 50,000 sq. ft.

The project in Naigaon is being designed as a well-integrated township with a development potential of over 3 million square feet and features high-rise residential towers alongside vibrant high-street retail. The development will feature premium amenities planned for the end-user to enhance their lifestyle and community living experiences. The development is located close to well-established schools, hospitals and retail establishments.
