Godrej Properties has delivered over 3,000 homes in Delhi-NCR in the last 12 months, as the real estate developer steps up project execution amid changing homebuyer preferences, Geetika Trehan, CEO-North Zone, Godrej Properties, told Fortune India.

The company has handed over homes to 120 families at Godrej Nest in Sector 150, Noida, in recent weeks as part of its ‘Shubh Aarambh’ home-handover initiative.

“Every handover represents a promise fulfilled and, more importantly, a significant milestone in our customers' lives. We remain firmly committed to delivering with consistency, quality and care, and to creating lasting joy for the families who place their trust in us,” Trehan said.

Trehan said homebuyer preferences have evolved, with customers becoming more informed and seeking homes that better suit their lifestyles.

“Customers are so well travelled and well informed now. They want things to be according to their requirements because they have very busy lifestyles. There has been a complete shift in customer expectations and, consequently, in the products being developed,” she said.

Changing definition of luxury

Trehan said the definition of luxury housing has also changed, with buyers increasingly focusing on space, comfort, functionality and amenities rather than just premium finishes.

“Luxury has a lot of definitions, but what we feel is that luxury cannot be just about flashy materials. It has to be luxury that people can actually experience and believe in,” she said.

“When we look at luxury, we look at the entire composition of a good unit-how comfortable and practical it is, the amenities and how they resonate with people. It is about comfortable spaces and selections that allow you to enjoy the luxury with your family, rather than using it just to show off,” she added.

On the delay in handing over homes at Godrej Nest, Trehan said the project was held up by delays in obtaining approvals and that the company chose to wait until the necessary approvals were secured.

“We all know that the approvals were delayed for the project. We wanted to ensure that whenever we delivered, we would deliver with all the approvals in hand, in accordance with the regulatory processes,” she said.

“That is why we waited for the OC and other approvals. We have followed the entire process of getting the OC, and we are now gradually handing over the homes,” Trehan added.

Godrej Nest is located in Sector 150, Noida, along the Noida-Greater Noida Expressway. The micro-market has emerged as a prominent residential destination, supported by its low-density planning, green spaces and connectivity.
