In a strategic move, EAAA Alternatives has invested ₹530 crore in Greenheart Tech Park at Embassy Manyata Business Park, Bengaluru. This acquisition, through their Rental Yield Plus fund, consolidates their holdings in the tech hub, enhancing management and value strategies for stakeholders, while aligning with their focus on prime real estate assets.

EAAA Alternatives, one of the leading alternative asset managers in India today, through its commercial real estate fund – Rental Yield Plus (RYP), has acquired around 376,000 sf in Greenheart Tech Park, which is part of Embassy Manyata Business Park in Bengaluru, for Rs 530 crore. Embassy Manyata Business Park is owned by Embassy REIT which is India’s first listed REIT and the largest office REIT in Asia by area.

The acquisition marks the third investment from RYP, and consolidates the funds ownership within Greenheart Tech Park, which is part of Embassy Manyata Business Park, one of Bengaluru’s largest and most prominent technology hubs, housing global enterprises across sectors such as manufacturing, BFSI, lifestyle, consumer goods, auto, technology, flex space, and consulting. 

EAAA Alternatives is one of the leading alternative asset managers in India, with a track record of over 15 years and assets under management (AUM) exceeding ₹65,000 crore as of 30 September 2025.

The Real Assets business, with an AUM of more than INR 22,000 crore, invests across infrastructure, energy and commercial real estate assets. The private credit business, with an AUM of over INR 45,500 crore, offers customized credit solutions to large corporates, through performing private credit and special situations funds.
