Real estate developer Godrej Properties Ltd on Monday announced its market entry in Panipat, Haryana, to develop its fourth residential plotted township in North India.

The Mumbai-based developer said the plotted development will have a revenue potential in excess of ₹1,250 crore.

The subject plot, measuring around 43 acres, is located in Sector 40, Panipat. “This project will contain approximately 1.02 million square feet of plotted residential development, offering attractive plot sizes along with lifestyle amenities,” the realty major said in a statement. "The site is strategically located with access from the National Highway and is close to a host of social infrastructure," it said.

“We are pleased to announce our entry into Panipat. The project fits well with our strategy of expanding into new markets for plotted development. Haryana has been a key market for us, and we look forward to develop a quality plotted township in Panipat, that creates long-term value for its residents,” said Gaurav Pandey, MD & CEO, Godrej Properties.

This comes a week after Godrej Properties announced that it has sold inventory worth over ₹2,000 crore during the launch of the first phase of the project, Barca Godrej MSR City, located in Devanahalli, Bengaluru. Launched in April 2025, the realty major said it is the most successful launch ever in the North Bengaluru micro-market in terms of the value and volume of sales achieved.

Godrej MSR City has a developable potential of around 5.6 million square feet and has significant unlaunched inventory remaining, which the company plans to sell in the coming years. This is one of GPL's largest residential developments and significantly enhances its presence in Bengaluru.

Located in the fast-emerging growth corridor of North Bengaluru, Devanahalli has become a major real estate hotspot due to its proximity to Kempegowda International Airport, upcoming metro stations, and arterial routes like NH 44 and the six-lane Bellary Road. The region is witnessing accelerated development driven by key infrastructure projects and the presence of IT and aerospace hubs

Earlier this year, Godrej Properties sold over 275 homes worth over ₹2,000 crore at the launch of its luxury project, Godrej Riverine, in Sector 44, Noida. Godrej Riverine marked the third consecutive launch with over ₹2,000 crore sales for Godrej Properties in Noida. The real estate firm had previously sold inventory of over ₹2,000 crores in Godrej Jardinia, Sector 146 Noida in Q1 FY25 and in Godrej Tropical Isle, Sector 146, Noida in Q2 FY24.
