Bharat InvITs Association (BIA), the apex industry body for Infrastructure Investment Trusts in India, on Monday reported that the InvIT sector opened FY27 on a decisive note, with investor participation accelerating at a pace that signals more than an incremental gain.

The sector's unitholder base climbed to 6.53 lakh in the quarter ended June 2026, a 17% rise over the 5.58 lakh unitholders recorded just three months earlier in Q4FY26.

Distributions to unitholders for Q1FY27 stood at ₹5,923 crore, a 15% increase over the ₹5,153 crore distributed in Q1FY26, reflecting the sector's ability to deliver consistent and growing income to investors. Cumulative distributions since inception crossed ₹97,000 crore during the quarter, underscoring the InvIT sector's almost decade-long track record of consistent returns to its investor base.

The sector's assets under management (AUM) grew to ₹7.3 lakh crore in Q1FY27, up from ₹7.1 lakh crore in Q4FY26 and ₹6.42 lakh crore in Q1FY26, a 13.7% year-on-year increase. Market capitalisation stood at ₹2.97 lakh crore, with equity raised at ₹1.98 lakh crore.

Speaking on the quarter's performance, N.S. Venkatesh, CEO, Bharat InvITs Association, said, "InvIT sector has continued to demonstrate strong and steady growth, supported by the underlying strength of the infrastructure assets and the increasing confidence of investors. The 15% growth in distributions in Q1FY27 is a reflection of the sector’s ability to deliver consistent cash flows and create long-term value for unitholders. What is particularly encouraging is that this growth is being accompanied by increasing participation from retail investors, indicating a broader understanding and acceptance of InvITs as an investment avenue. As the sector enters its next phase of growth, continued investor education, wider participation and a supportive regulatory environment will be key to unlocking the immense potential of InvITs and enabling them to play a larger role in India’s infrastructure development."
