Bollywood actor Akshay Kumar has sold two residential units in Oberoi Sky City, Borivali, Mumbai, for a total of ₹6.6 crore, according to property registration documents reviewed by Square Yards on the website of Inspector General of Registration (IGR). Both transactions were registered in March 2025.

The property is located in Sky City, developed by Oberoi Realty and spread across 25 acres. It is a ready-to-move-in residential project offering 3BHK, 3BHK-plus Studio, and Duplex apartments.

As per the IGR property registration documents reviewed by Square Yards, Kumar has sold two apartments in recent transactions. In one transaction, Kumar sold an apartment for ₹5.35 crore, which he had originally purchased in November 2017 for ₹2.82 crore, reflecting an 89% appreciation in value. The sold apartment has a carpet area of 100.34 square metres (1,080 square feet) and incurred a stamp duty of ₹32.1 lakh, along with a registration fee of ₹30,000.

In another transaction, Kumar sold the adjoining apartment for ₹1.25 crore in the same project, which was originally purchased in 2017 for ₹67.19 lakh, marking an 86% appreciation in value. This apartment has a carpet area of 23.45 square metres (252 square feet) and the transaction incurred a stamp duty of ₹7.5 lakh, with a registration fee of ₹30,000.

Furthermore, Bollywood actors Amitabh Bachchan and Abhishek Bachchan acquired multiple properties in Oberoi Sky City in May 2024, as per IGR property registration records.

Borivali, located on Mumbai's northwestern edge, is known for attractions like Sanjay Gandhi National Park, Kanheri Caves, and amusement parks like Water Kingdom and Essel World. Borivali East is favoured for its greenery, proximity to parks, and connectivity to Kandivali East, Dahisar East, and Borivali West.

According to Square Yards' data, Oberoi Sky City has demonstrated strong market activity, recording 208 sale registrations with a total transaction value of ₹818 crore from March 2024 to February 2025. The average resale property price in the project stands at ₹44,577 per sq. ft.

The premium duplex apartment with a built-up area of 529.94 square metres is located in The Atlantis, a residential project by Crystal Group in Oshiwara, spread across 1.55 acres, offering 4, 5, and 6 BHK apartments.
