A shortage of premium hotel rooms and a surge in travel demand are prompting hospitality companies to place bigger bets on India's luxury lodging market, with Delhi NCR emerging as one of the most sought-after destinations.
Dharampal Satyapal Group (DS Group) has announced a partnership with Marriott International to bring the W Hotels brand to Delhi NCR, marking the lifestyle luxury chain's debut in the region. The 200-room hotel, coming up near Delhi's Indira Gandhi International Airport and close to Aerocity, is expected to open in September 2027 with an investment of about ₹400 crore.
The company plans to double its room inventory by 2029 and has earmarked around ₹1,000 crore for hospitality investments over the next few years through internal accruals and strategic partnerships. It is targeting a 15% compound annual growth rate in its hospitality business over the next two to three years, significantly ahead of the industry's estimated 8-9% growth rate.
The new project will become only the second operational W Hotels property in India after Goa, pointing to growing confidence among global hospitality brands in India's premium travel market.
Industry executives are increasingly pointing to a widening demand-supply gap in quality hotel inventory. India has just 0.27 hotel keys per 1,000 people, compared with the global average of 2.2 keys per 1,000 people.
"The Indian hospitality sector is currently witnessing an unprecedented growth trajectory, fuelled by a robust surge in domestic travel and a significant demand-supply mismatch in the premium segment," Rajiv Kumar, Vice Chairman, DS Group, said.
He added that New Delhi remains "the indispensable gateway to the high-value diplomatic and corporate echelons" for international hospitality brands looking to establish a presence in India.
The hotel will target both business and leisure travellers and is being positioned as a lifestyle-led luxury offering rather than a conventional luxury hotel. Globally, W Hotels is known for its emphasis on food, beverage and social experiences, alongside design-led spaces and entertainment-driven programming.
The Delhi NCR property will feature the brand's signature W Lounge, music-focused experiences and social spaces aimed at a younger generation of luxury consumers seeking immersive experiences.
Expansion plans gather pace
The W Hotels signing is part of a broader hospitality expansion strategy being pursued by DS Group, best known for its FMCG and consumer brands portfolio.
Beyond the W Hotels project, the company plans to add three new properties over the next three years, primarily across North, East and Northeast India. Additional room inventory is also being created through expansions at existing hotels, including 65 new rooms in Kolkata, 85 rooms in Guwahati and 25 rooms in Jim Corbett.
Nathan Andrews, business head, Hospitality at DS Group, said the company is targeting a portfolio of 10-12 hotels by FY29 from six operational properties currently. "By bringing the iconic W Hotels brand to Delhi NCR, we are setting a new benchmark for design-led luxury in one of India's most competitive markets," Andrews said.
DS Group currently operates six hospitality assets, including Namah Nainital, Namah Jim Corbett, Radisson Blu Guwahati, InterContinental Jaipur, Renaissance Bengaluru and Holiday Inn Express Kolkata.
For Marriott International, the signing marks its first W Hotels property in Delhi NCR and adds another luxury brand to a market where global hotel chains are increasingly competing for affluent domestic travellers, international visitors and corporate guests passing through India's busiest aviation hub.
