M3M debuts integrated township with ₹7,200 cr Gurgaon International City, eyes ₹12,000 cr topline

Delhi-NCR's leading luxury developer, M3M India, has launched Gurgaon International City (GIC), claiming it to be "one of the largest integrated city developments in Delhi-NCR". Spread across 150 acres, with expansion planned up to 200 acres, M3M enters the integrated township segment with GIC after its key premium, commercial and luxury offerings like Trump Towers and Jacob & Co. The company will invest around ₹7,200 crore in the development, which is expected to generate a topline of around ₹12,000 crore.

Located on the Dwarka Expressway Link Road, GIC is visioned as a "next-generation, mixed-use urban ecosystem", a ‘live–work–unwind' model that'll integrate data centres, innovation parks, EV hubs, retail avenues, and premium residential zones. The project aims to offer a self-sustained environment for enterprises and communities alike. The company says the catchment has Aravalli, Sultanpur Bird Sanctuary, borders three expressways, and Adani Logistics Park Inland Container Depot (ICD) in close proximity.

With this project, M3M aims to attract global corporations such as Google, Apple, Microsoft, Tesla, etc. "...Enterprises that represent the future of innovation and responsible growth. Gurgaon International City (GIC) is designed as a globally benchmarked destination where technology, sustainability, and human-centric design converge."

The first phase of RERA-approved spanning 50 acres will include "300 state-of-the-art plots" in Haryana’s largest & fastest-growing investment corridor. Planned as a low-emission, clean industry hub, GIC will host non-polluting industrial units, advanced manufacturing facilities, and technology-driven businesses, aligned with India’s new industrial and digital policy priorities. It'll also include cycling tracks, pedestrian corridors, and solar-powered street infrastructure.

With GIC, M3M says it aims to introduce forest living with features like green expanse, ecological balance and wellness-driven urbanism. "Nature is integrated into every aspect of the layout from shaded boulevards and walking trails to landscaped recreation zones, enhancing air quality, comfort, and community well-being," the company claims.

Besides, GIC will offer access to NH-48, Delhi International Airport, and Gurgaon’s business hubs. Notably, projects such as Reliance’s Rs 5,000-acre MET City in Jhajjar have set the foundation for Haryana’s industrial growth. With GIC, M3M aims to focus on technology-driven enterprises, green infrastructure, and sustainable urban living.

Just last month, M3M India launched Jacob & Co. Residences in Noida, India’s first residential development under the Jacob & Co. brand, which boasts ₹2100 crore investment and could generate a topline of around ₹3,500 crore. It is spread across six acres in Noida’s central business district. The project will feature 3 BHK, 4 BHK, and 5 BHK luxury premium residences priced between the range of ₹14 crore to ₹25 crore, setting a new price of luxury living in Noida at ₹35,000 psft. To be completed within 3 years, the project will deliver 150 residences in Phase 1, while around 100 ultra-luxury serviced residences will be handed over in Phase II.
