IMGC crosses ₹50,000 crore in home loan guarantees, eyes 1 million borrowers

India Mortgage Guarantee Corporation (IMGC) has crossed ₹50,000 crore in cumulative home loan guarantees, marking a major expansion in its efforts to widen access to housing finance, particularly for first-time and middle-income homebuyers.
The Noida-headquartered mortgage guarantee company, backed by Brookfield-owned Sagen, said it has supported more than 2 lakh homebuyers across over 400 locations since commencing operations in 2014. Its lender network has also expanded to more than 25 banks, housing finance companies (HFCs) and NBFCs.
IMGC said its focus has been on helping lenders extend housing finance to borrowers who may otherwise find it difficult to qualify, by providing a backstop against credit defaults.
IMGC targets 1 million homebuyers
Mahesh Misra, MD & CEO of IMGC, said the company would continue to focus on expanding homeownership in the affordable segment through better risk assessment and use of borrower data.
“IMGC would like to thank all its lender partners, shareholders, employees, and borrowers as we cross this significant milestone,” Misra said.

Misra said the company is confident of providing access to finance for more than 1 million homebuyers in the near future.
Housing credit market has room to grow
The milestone comes against the backdrop of a growing housing finance market in India. Individual home loans outstanding stood at ₹39.79 lakh crore as of June 30, 2026, according to data cited by IMGC from the National Housing Bank (NHB).
CRISIL Ratings expects home loans, the largest segment of non-bank mortgage finance, to grow 12-13% in FY27, according to the company.
IMGC said mortgage guarantees can help lenders manage the additional risk involved in expanding credit while maintaining their credit standards.
“Lenders will need ways to share risk sensibly, so they can lend to more people without lowering their credit standards. That is where mortgage guarantees come in,” the company said.
India's mortgage-to-GDP ratio also remains relatively low at around 12-13%, compared with about 30% in other Asian markets and roughly 65% in developed markets, indicating significant headroom for mortgage penetration to increase.
Focus on Tier-2 and smaller markets
IMGC said more than 2 lakh homebuyers have been supported across 400-plus locations, with a major focus on Tier-2 cities and smaller markets.
The company, incorporated in 2012, is regulated under the Reserve Bank of India's guidelines for mortgage guarantee companies. Its shareholders include Enact Holdings, Sagen, National Housing Bank, International Finance Corporation and Asian Development Bank.
