DLF is doubling down on India's premium housing market, with plans to launch a ₹2,000-crore senior living project in Gurugram, roll out its much-awaited Goa residential development, and bring residential projects worth more than ₹60,000 crore to the market over the medium term.

Speaking during the company's Q1 FY27 analyst call, DLF Managing Director and Chief Business Officer Aakash Ohri said the developer remains confident of sustained demand for luxury housing, backed by rising interest from buyers across India and non-resident Indians (NRIs).

The company remained confident of achieving its sales bookings target of around ₹20,000 crore in FY27, backed by a strong launch pipeline and healthy inventory in existing projects, even as its pre-sales plunged 94% year-on-year to ₹657 crore in the June quarter.

Senior living project to launch soon

DLF is set to make its debut in India's fast-growing senior living segment with a dedicated project planned along Golf Course Extension Road in Sector 63, Gurugram.

"Senior Living, as you know, is a retirement housing scheme that we are going to be launching soon. This is in process now. As soon as we get the data, we will make those announcements accordingly. That is something that we're looking forward to most immediately," Ohri said.

The project, spread across nearly 5 lakh sq ft, is expected to have a development potential of around ₹2,000 crore, marking DLF's entry into a segment witnessing rising demand from affluent retirees and senior citizens seeking organised communities.

Goa launch on track despite PIL

The company also reaffirmed its plans to launch its premium residential project in Goa during the current financial year, even as litigation in the form of a public interest litigation (PIL) has delayed the rollout.

Responding to analyst queries, Managing Director Ashok Tyagi said the Goa project accounts for only around ₹2,000 crore, or nearly 10%, of DLF's ₹20,000-crore annual sales guidance, and any delay would not materially affect the company's outlook.

"The Goa component of that ₹20,000 crore, if at all, was just about ₹2,000 crore. It was around 10% of the guidance. Hopefully, we should be able to swing it very comfortably. I don't think we should be losing any sleep on that number," Tyagi said.

Ohri said the company has already secured the required approvals but is intentionally delaying the launch until there is greater legal clarity.

"We've got all our approvals for Goa. As Mr Tyagi mentioned, there is a PIL. We, as a company, choose to be on the side of caution more than anything else. Nothing stops us from launching," he said.

Explaining the company's approach, Ohri added that DLF does not want to collect money from customers until the litigation is resolved.

"Goa itself, as you all know, has created huge excitement in the market. We choose to be absolutely clear with our approvals and wherever this PIL is going before we actually accept customers' payments. It's always a customer-first approach," he said.

Dahlias sees buyers from across India

DLF also highlighted the strong momentum in its flagship ultra-luxury project, The Dahlias, with demand increasingly coming from outside the National Capital Region.

"We have interest from all over the country and outside for Dahlias now. Almost over 25%-30% of our business now is coming from the rest of India and outside, which is NRI," Ohri said.

The widening buyer base has also translated into stronger pricing. According to Ohri, residences at The Dahlias are now selling at over ₹1 lakh per sq ft, while higher-floor apartments are fetching ₹1.20 lakh-₹1.25 lakh per sq ft.

He added that entry-level apartments are now priced at more than ₹100 crore, with premium residences commanding ₹160-170 crore, underscoring continued appetite for ultra-luxury homes despite elevated prices.

On sales of ultra-luxury project 'The Dahlias' , Ohri said the company has already sold around 65% of the inventory and plans to monetise the remaining units gradually over the next three years.

₹60,000-crore launch pipeline

Beyond its near-term launches, DLF is building one of the largest residential pipelines in the sector. The company plans to launch nearly 25 million sq ft of residential space with an estimated sales potential of ₹60,215 crore, reinforcing its aggressive growth strategy in premium housing.

The management attributed the sharp decline in first-quarter sales bookings to delayed project launches rather than weak demand. New sales bookings fell to ₹657 crore in the April-June quarter.

On August 3, DLF reported a 4% year-on-year increase in consolidated net profit to ₹794 crore for the first quarter of FY27, while revenue declined 46% to ₹1,605.56 crore.

Despite the softer quarterly performance, the company said underlying demand remains robust. DLF has already launched projects with a cumulative sales potential of over ₹54,000 crore, while its overall development pipeline now stands at nearly ₹1.15 lakh crore.

The management believes rising disposable incomes, growing demand for premium homes, and increasing participation from affluent domestic buyers and NRIs will continue to support the company's next phase of growth.
