Mumbai logs highest July property registrations in 14 years: Knight Frank report

Mumbai's residential property market recorded its strongest July performance in more than 14 years, with property registrations expected to cross 13,600 units during the month, reflecting continued demand for homes despite a high base, according to Knight Frank India report released on Friday.
Based on data from the Maharashtra Department of Registrations and Stamps, the city, under the Brihanmumbai Municipal Corporation (BMC) jurisdiction, is projected to register 13,617 properties in July 2026, marking an 8.3% year-on-year (YoY) increase. This is the highest number of property registrations recorded for the month of July since at least 2013.
The state government is also expected to collect ₹1,223 crore in stamp duty during the month, an increase of 8.9% over the same period last year. The higher revenue indicates that buyers continue to purchase premium homes, even as transaction volumes remain largely stable.
On a month-on-month basis, registrations rose 2% from 13,413 units in June 2026, while stamp duty collections increased 13% from ₹1,086 crore in the previous month.
According to the report, Mumbai's residential market has maintained steady momentum over the past year, supported by strong end-user demand, improving infrastructure and confidence in home ownership. The city had recorded 12,579 property registrations in July 2025, with stamp duty collections of ₹1,123 crore.
Commenting on the trend, Shishir Baijal, International Partner, Chairman and Managing Director of Knight Frank India, said, "Mumbai's residential market continues to demonstrate remarkable depth, recording its strongest July performance in over 14 years despite a high comparative base. The sustained momentum reflects resilient end-user demand and enduring confidence in homeownership."
He added, "While transaction volumes remained broadly stable both year on year and sequentially, revenue recorded a marked increase, underscoring sustained demand for higher-value homes. Even as buyers become more discerning, demand for quality residential developments remains healthy, supported by the city's strong economic fundamentals, infrastructure-led growth and long-term investment appeal."
The report showed that July property registrations have steadily improved over the years, rising from 5,139 units in July 2013 to 13,617 units in July 2026, while stamp duty collections have increased from ₹287 crore to ₹1,223 crore during the same period, highlighting the sustained growth of Mumbai's residential real estate market.
