When Banerjee joined Tata Housing in 2006, it was in the doldrums with a turnover of Rs 36 crore. The promoters pumped in Rs 100 crore in 2008, just after he became CEO. He launched projects like second homes for high networth individuals (in Kasauli and Lonavala); apartments for senior citizens; and affordable housing—which accounts for 32% of Tata Housing’s Rs 1,400-crore revenue. It now has 70 million sq. ft. under development. Banerjee is big on technology such as pre-fabricated buildings. This enables timely completion of projects. “The capital cost may be more, but the return on capital is higher,” says Banerjee. A five-year project can be completed in three and a half years.
